So the problem is self inflicted, you are causing the damp by drying in the home ( regardless of where it is) you have inadequate ventilation, a disused chimney must be ventilated . You don’t condensation in a warm ventilated property.

Mine has fire board covered with 3mm slate sheet. Lots of faux fireplace options , depends on budget .

Cold doesn’t attract moisture, it’s more likely from a lack of ventilation or from chimney. Is yours ventilated.? Do you dry washing indoors?
