    Yes your best bet is to change the tap altogether, when you get the new one take it apart and put it back together with a bit of WRAS approved silicone grease on the thread, to hopefully make seizures a lesser occurance. Its what i like to do and purely a suggestion. Hope you get it sorted.

    Ah okay, i thought the temp would get hot and the boiler would stop firing, then cool and then fire again. But it makes sense what you say MICKYG, my nickname of GASNEWB literally means i'm a newb! Thanks for the insight.

    Turn on your hot water and watch the boiler. While hot water is drawn off, does the burner flame show up, go off, then show up, go off and so on? Am i right in understanding that when showering/running a bath, the water comes through hot then goes cold, then gets hot again and goes cold again...

    If this problem happens only when you turn off the tap quickly then you want to fit a shock arrestor to the cold inlet pipe at your boiler. Take a look here: http://www.bes.co.uk/ and search for part number 11355. Hope that helps.

    I have a feeling this brown thing is dripping from the sump region. Sump rubber seal may have seen its better days. Have it looked at, leaks can lead to more expensive repairs!

    If the discharge water is cold or at about the storage temp, then the probalem will almost certainly be with a component on the cold water inlet part of the system Check and clean valve/valve seating, if theres a strainer fitted check its working. If you've done this already and it hasn't...

    I'm going to make the assumption your tap is a mixer. So first things first isolate both hot and cold supplies to it. Next the lever you turn horizantally, twist it anti clockwise and the lever should screw off. Then look inside the tapping and in there you'll find a grub screw which requires...

    I see what you mean Ben, so it should only be rising 0.5 bar from its cold pressure. What would be causing it to rise soo far? His expansion vessel has plenty pressure in it, thus my mind seems to think it is capable of containing the expansion. Could it be undersized? Cheers.
