    Soil pipe location + vent

Thank you for the really clear explanation. I should have mentioned earlier, it's a single storey cottage, bathroom/en-suite/kitchen all on the same level. In Scotland. With your help I've done a bit of reading. Have I got this next bit right? There are two issues to solve. The system must...

    Soil pipe location + vent

Thanks for the reply. I have a poor understanding of this as you can tell. I thought the purpose of the AAV was to allow air into the drains, and therefore the stack could then be routed internally. Sounds like that's not the case? Would the external soil pipe have also vented to atmosphere...

    Soil pipe location + vent

Sorry to drag this up. Just found an old document relating to this installation. Can anyone tell me why they've said the AAV has been fitted incorrectly? Thanks.

    Combi boiler leaking water

My Unica 32 HE is slowly dripping from the CH fitting under the boiler and its slowly losing pressure. Looks like it's been dripping for a while now. Are these compression fittings and can I just nip it up a touch to try to seal it or will that likely cause other problems? Any other easy options...

    Soil pipe location + vent

Great news, thanks both. Good to hear it doesn't need to be vented externally, and a plug should be easy to find. Thanks!

    Soil pipe location + vent

The soil pipe is in an extension on the back of the house. It would previously have been outside. The extension is probably around 15/20 years old, and was present when we moved in 8 years ago. The soil pipe has had a cupboard built around it, still in the same place but now inside the...

DHW heat exchanger - Unica 32HE

Today, a direct employee. He implied that the person who came a few years ago wasn't a direct employee, even though sent by Vokera. Trying to find someone to fit a copper pipe in a hurry isn't easy!

DHW heat exchanger - Unica 32HE

Well they only just managed to turn up to have a look. Paid for the 1 year boiler cover from the manufacturer in Dec. The appointment before Xmas was cancelled by them due to vehicle problems, fair enough. They've been this morning and turned the boiler off as it was unsafe apparently. Say the...

DHW heat exchanger - Unica 32HE

Thanks very much, I'll give them a call on Monday and at least now I can tell them a bit about what's going on, rather than just "it's making a noise when the hot tap is on" which might mislead them. Thanks again.

DHW heat exchanger - Unica 32HE

Got a video at last! Been trying for weeks. Tap was on low. Turned up to medium then back low. Can hear the boiler modulate and then the noise is clear at the end. What is it? When I talk to someone on the phone what can I tell them is going on/how can I describe it? Video...

DHW heat exchanger - Unica 32HE

Had the boiler cover off the last few days to try to listen to where this noise is coming from. It's not the plate heat exchanger, but is clearly from inside the metal box above that that houses the main heat exchanger and fan. Can hear and feel it on the cover of that box, like a loud droning...

DHW heat exchanger - Unica 32HE

Yeah that's kind of why I'm asking. It was 'serviced' about a month ago and I was hoping it was going to be a bit better after. I wasn't in when it was done but I'm sure it was the bare minimum. The service two years ago was by a Vokera engineer and was a bit more in depth. Are you talking...

DHW heat exchanger - Unica 32HE

Thanks for the link. Getting intermittent loud noises that sound like what I imagine kettling sounds like (never heard it before), the hot water temp fluctuates more and more to the point where the boiler can't modulate enough so sometimes just turns off the flame then back on again, and is...

DHW heat exchanger - Unica 32HE

Thanks a lot. By the method I mentioned? Does anything else need to be removed first? Is it worth getting new seals while it's out or will the existing seals usually be ok to reuse?

DHW heat exchanger - Unica 32HE

Has anyone got any tips for removing the DHW heat exchanger from the Unica 32HE boiler? It's held in with two screws which are accessible, just, from the front of the boiler past all the pump and other pipe work. There is about 4cm behind the HE. Can I remove those two screws, push the HE...

    Garage extension

I have an existing garage of about 7x4m, built of rendered single skin brick on about 12" reinforced concrete. The concrete slab extends well beyond the garage all around it by several metres. I want to build an extension on the end wall of the garage, with an internal door linking the two...

    Single skin garage wall lintels

I'm planning on making two openings/doorways in the wall of my detached garage. They'll be internal openings (enclosed on both sides of the wall). The picture attached shows the plan. The walls are single skin brick on 6" recinforced concrete. The suspended wooden ceiling is supported on...

Potential loft conversion - moving collar ties

Hi all, thanks for the comments. Not what I wanted to hear but there you go... I had planned on adding a 2m wide dormer which would significantly help headroom, but at the other end of the loft from the stairs. Are there any tricks for getting the stairs to pass building regs with limited...

    Insulated plasterboard - condensation

Hi, thanks for the comments, much appreciated. Interesting. I wonder if sheets of insualtion and p/board separate would be much cheaper. Maybe more hassle than it's worth though. I think I'll plan for the all-in-one approach of insulated p/board. I plan on sticking them straight onto the...

Potential loft conversion - moving collar ties

I'm considering a loft conversion. Before getting someone round to have a look at it I'm trying to cover the basics of "is it possible/worthwhile or not". I already know headroom is likely to be limited due to the ridge height. Access stairs should still have the required headroom though. It's...
