    Builders contract

good advice that simple contract. Remember to change the relevant details to suit this project. I would advise a stage payment scheme so you retain his attention. e.g: Site preperation - fixed fee/agreed fee excavation & foundation - fixed fee/agreed fee walls up to d.p.c - fixed...

    Removing a wall...

sorry? ceiling joists are the timber sections above the plaster board finish in the attic. Simply, you could say they are the floor joists of the attic/loft room. If they run accross the wall, you can guarantee its carrying the load of the ceiling joists. If this is the case, dont panic...

Im a Building Surveyor and I contract manage construction work as a living and the best thing to do would be...

Garage roof - DUMB QUESTION ALERT!

    Flashing a damn silly window

Duncanr, lovely window (minimising the sarcasm). Here goes; Firstly stick to lead flashings, you cant go wrong. The flashing detail is simple enough for a competent roofer. What you really need to do is to get a better detail. I have briefly scanned the enclosed photographs and have you...

    Personal door into garage

p.s if you decide to use the angle iron, may i suggest you get it dip galvanised. if you dont, the exposed steel would rust and discolour rapidly and eventually heave and crack the surrounding brickwork. (don't panic would take several years before you noticed)

    Personal door into garage

As its single skin you would probably be better selecting a single skin IG lintel. Its apperance is similar to a section of angle iron, but the greatest reason for using an IG/Catnic/ other manufactured lintel is that it has proven strength under certain conditions. The angle iron, may (if...

    Removing a wall...

A structural engineer is good advise but before you commit yourself to the expense, be certain at what your dealing with. Although this wall may not be load bearing (supporting the ends of the Floor Joist), it may be that the wall at ceiling level, supports the ceiling joists?? check the span...
