    Outside tap not working

Am I missing something? Inside: stopcock-type tap then straight pipe to outside tap. I took the top part off the tap and still no water. Could there be anything in between the stopcock and the tap? It used to work. The house <2years old. See pic

    Solar panel query

Hello . I have moved into a new house which has 3 solar panels. The site manager didn’t know much about them. I know the power generated is not stored in a battery so I wondered how the panels contribute to offset my energy usage and if the contribution is just a token gesture. I attach a pic...

Shower trap… does this look right?

Hello all. Could you advise me on this please? I moved into a new build recently. 14 showers later the water has stopped draining away. In my last house the shower had a ‘trap’ but this one is literally a big silver cap sitting over a hole. It looks unfinished. I have very short hair but my...

    Isolation valve bore flow restriction?

Hello. I have got to fit mono-bloc flexi’s to a 15mm pipe. It seems that a flat faced isolation valve will do the trick: 1) in a review someone voiced a concern that if it was not ‘full bore’ it would restrict water flow. Is this true and if so, is there such a thing as a full- bore flat faced...

    New tap connector question

Hi all. Simple question for plumbers no doubt: I bought a new mono block tap thinking I could easily swap it out. Unfortunately the old tap flexi hose terminates into a nut and olive around standard 15mm pipe meaning that the thread on the old hose was male. The thread on the new hose is...

    New build extraction fans

Hello all, I moved in to a new build 2 months ago. I’m up to 89 on the snagging list, and I’m not being picky either - Not surprisingly the builder is virtually ignoring me. Anyway, I took the en-suite extractor fan off last week to tile the wall. There was a flexible hose - the kind you use for...

    Tiling - fed up

Hello all, I have a pig of a bathroom to do . The layout works best if there is a small tile directly either side of the window. I’ve agonised with various permutations but this seems best. Anyway, I have cut 5 tiles trying to get the first cut tile to fit, I know you are supposed to butt the...

    Do mosaics compress?

Hello all. I’m going to tile with 250x400x7mm tiles. Half way up the wall (or there abouts), I’m going to put a 100mm strip of mosaic tiles horizontally. It’s concerning me that as these mosaics are on a web, the tiles which go above them may compress them together if there is any slippage ...

    Bevelled edge subway in kitchen

hello all. I have just ordered bevelled the edge tiles for the kitchen. It’s just occurred to me that these could be a pain for: 1) external corners - wall into window - there will be gaps in edging strips 2) under the socket plate as there will be gaps. Am I better just to cancel my order and...

    Window sill removal and tiling

Hi all, I want to remove the window sill so that I can tile as I understand it’s not a good idea to tile on to MDF, and in any case the edge of the sill overlaps the wall. It is a new-build timber frame house. Q1: what can I expect to find under the sill? Q2 what do I replace the sill with to...

    Do these turn off?

Hi all, ... please see photo. My towel radiator has 2 of these ‘valves’. They each have one screw-in pin. The fitting does not appear to turn with or without the pin screwed in. The question is: are these actual ‘valves’ and should I be able to stop the flow of hot water to the rad using these...

    Pipe work identification

Hi all, I just viewed a new house that I am thinking about buying. The sales person said it had a combi boiler. It did have a boiler in the kitchen but with no cover and I couldn’t see a model reference. Please see attached pic. This was in the cupboard on the landing. The sales person did not...

Tap: any idea of the problem?

Morning! Please see pic of tap. It's a lever tap - but it's just started running constantly. Moving the handle alters the flow but more in a random sense. 1) could it just be that it needs a new washer? 2) if it's the washer, what kind do I ask for at the plumbers merchant? (size / spec)...

    Shower water connection....I hate them!!!

Morning!! I fitted a shower last night. But I couldn't completely stop a 'weaping' from the water connection: As you know, the short pipe connection from the shower is plastic. That went into a stainless compression fitting using a brass (maybe copper) olive, and stainless nut. I wraped a...

    swapping mains-powered smoke alarms

Hallo my mate has 2 mains-powered smoke alarms which are not working properly and also are due for replacement according to a sticker on them. Can he just remove them and use battery smoke alarms, or is there any kind of regulation re. removing mains-powered alarms? The house is an...

    Alarm not accepting code

Hi All, My friends alarm is powered but not acccepting the arming code. It was de-powered when he had some work done. There is no model references but optima is the name on the 'base' (understairs cupboard) and accenta is the name on the key pad (hall). No model numbers or further info...

Alarm not working since meter changed

Hi All. Someone has asked me to look at an alarm which 'has not worked since Eon changed the meter'. I am assuming it was disconnected. If it was disconnected, will it 'go off' if I just reconnect it or is it likely to work with the old pin code, or, will it need re-initiating ? I do...
