Thanx mate, maybe I need another architect?

I have recently bought a house in edinburgh and plan to have an extention built. My architect cant tell me how much the extension will cost to build. How can I decide the size of extension to fit my budget? Does anyone know how much a 3.5 m2 kitchen/dining area with pitched roof would cost?

I have removed a fire place but obviously need to block the hole left. is the best idea to secure plasterboard to a frame then skim the board? If so do I have to put a vent in the board as air will still come down the chimney?
