Hello All,

I am new on here so I hope the community can help.

My tenants reported the combi boiler not producing hot water.
I got an error 09 on my boiler and looking at the boiler manual it was a flue error.
Ordered a new flue sensor and the tenant replaced it.
The boiler continued to work.

A few days later, it stopped working and this time I attended the site.
From the display, the following errors are shown:

09 error - Faulty flue temperature probe
02 error - Safety thermostat intervention lockout
14 error - Faulty pump, absence of water flow in the main circuit (temperature increase>2K/s) (the boiler cant restart for 10 minutes)

I waited for over 10 minutes and restarted the boiler, same thing.

I thought maybe the flue sensor wasn't fitted properly and I opened the boiler and there was water everywhere at the bottom.

Pictures show the puddle of water wiped away.

From what I can see, there is corrosion and rust on one of the parts...It looks like the water pump maybe?

My query are:
1. Shall I replace the water pump and flue sensor?
2. What is the 'Safety thermostat intervention lockout' ? Shall I replace this also?
3. Although everything at the bottom pan is wet, the electronic circuit board mounted to the side appears dry, I havent open this up to check. Would the electronic board need replacing for good measure?
4. I also noticed the pressure was over 2 bars but it was still in the green -is it possible it had too much pressure and this resulted an overflow on the water pump?

Your thoughts and ideas would be very much appriciated.

In answer to questions 1-4, you’ll need to employ the services of a gas safe registered engineer and stop putting your tenants in danger and asking them to complete gas work. Asking for gas related advice in an open public forum forms part of the rules of this site you agreed to.
