I've just moved into an old terraced house and have noticed damp patches downstairs around the fireplace. Could this be caused by the chimneys not being capped properly or the flasking needing replacing?....any help appreciated!

Could be any number of things,any pics from the chimney/roof.
Has the chimney been capped? if so, have any vents been fitted to allow air to circulate through the chimney?
Might be worth having a look in the loft, see if the chimney is damp up towards the slates, that may suggest the flashings
