Good afternoon,

Our bathroom is leaking and I can see from the picture water is pooling, which I'm assuming is finding its way through. Can anybody advise how to tackle this, I've attached a picture. The red line shows the slope of another roof. I can't figure out what to do with this. Please help.

Kind regards
James

the pooling isnt proof of a leak

but your bathroom has a whole heap of abutments and roof junctions

if all that roof behind the structure on the left, that s a lot of water

I believe it is, its hard to tell. And yes this is a 300year old house that's had alot of making good.

Im looking for a perm fix that doesn't involve to much work, if there is one.

Kind regards

Id start by stripping off the roof and replacing with epdm -if the existing roof is felt

unless you investigate properly, you wont find the problem.

Its only a couple of years old epdm, so not sure why it's failed tbh

it may not have failed, it could be where the box gutter connects, it could be that internal drain on the roof

the image is not clear enough to help much, but it all looks pretty messy

That's the closest I could get for a picture. Will it be obvious if box gutter or internal drain is leaking? I plan to go up sometime this weekend

Plenty of poor detailing there..
Check the guttering to the front RH side above the flat roof area.
the render looks sopping and could find its way under the rubber.
But as i say looks a bit messy which makes finding the fault tricky, but id start with the tiled roof gutter

Cheers, what should I actually be looking for? I'm gonna go up at the weekend to see if I can see anything

Yes, but I kinda guess it will be hard to see when it's dry?
