Woodburner.
Brick (modern) chimney stack, capped, save for flue and rain cowl exit.
Stainless flexible liner.
Condensation forming inside brickwork ,drips down onto top plate which has rusted as a result.
Happens only when fire is lit.
Happens even when it hasnt rained for days.

Q.Is ventilation the answer/allowed

If so where?
In the plate ?
In the chiney stack?

Ideas appreciated.
