In process of buying cottag with attached single garage.The garage has felt roof.Will I need planning permission to replace flat felt roof with proper slated gable roof?? The garage although single runs 2 deep into separate utility room.Many thanks.Pete
 
Generally speaking it's building regs as planning permission is not needed for garage roof replacement unless it's in the listed buildings or conservation areas. Best to get the correct answer from your local BCO which can be done over the phone for the go ahead
 
Planning permission will be required if the roof alteration falls outside the permitted development allowances such as eaves and ridge heights
