Laminate and tiles

Half way through renovating our house and finally on to the living room, and a bit confused on the order in which I need to do the next bit, so hopefully someone can help me.

Our fireplace will be decorative and I have got some tiles to put on the 3 sides inside plus the floor in/around the fireplace (hearth?). The floor for the lounge will be herringbone laminate.

My question is, what do I need to do first? Do I tile and then fit the laminate or do I fit and cut the laminate around the space the tiles will be and then tile?

I really want them the same level and will be getting a brass T bar to seperste them while leaving expansion for the laminate.

Any hints or tips would be gracefully recieved!
