With the prolonged rain this winter, noticed a leak from under the eaves, water is running down the wall and splashing against bedroom window. What appears to be happening is that water is somehow getting under the felt and then running back across the eaves board and then escaping and running down the wall. At first I thought it was a blocked gutter as this often fills with moss from the tiled roof but having cleared this out it has made no difference. Have been in the loft but can see no evidence of leak - possibility felt may been split close to gutter - any idea?

Your possibility is probably right ;) just beware itinerant "roofers" in Surrey

Most likely the sarking felt has rotted where it should drape into the gutter or has sagged at the eaves, so water is dripping back towards the soffit.

You need to either change the first layer of felt, or fit some eaves tray - discussed here before so do a search

Woody - many thanks for replying, have a few questions, if secondary felt or eaves trays are to be fitted does this mean a few rows of tiles have to be removed. House is approx 40years so perhaps wise to renew complete length? Any idea what I would expect to pay for this work.

Additional problem is access - we have a conservatory under where the leak is, not sure how they would get onto roof, would this need scaffolding somehow built up around the conservatory if so any idea of costs.

Many thanks regards Neil

If this is the problem, then yes you do the whole length of the eaves.

Some roofers may be happy to just do it off a ladder and walk along the eaves - they should not, and a scaffold should be used, but often not.

A scaffold can bridge the conservatory.

You need to get costs locally, but you are loking at a few hundred £'s for the roofer and same again for any scaffold
