Hi, I am looking to buy a house and have been told that it might have roof spread. I am waiting to get a full tech survey, but in the meantime, could anyone tell me what (in easy terms) is roof spread. Is this a big problem, will it need urgent repair? The house has beams going from front to back, which I am told might be the problem. IF anyone can help, I would be most grateful.
Cheers,Angela

Does the roof looks like is bending in from top to bottom ?

Normally the purlin is weaken so need to be strengthen again or it could be the bottom wallplate is moving away. Can't say without looking at it.

Hi thanks for the quick reply.I will get it checked by the surveyor. Principally, would a roof that might have this problem put you off of buying? If it turns out that it does have this problem, is it worth fixing, or better to look for another house. Sorry to be a divvy!
Thanks, Angela

No, providing the timber are not damp or rotted it can be strenghten quite easy. Shouldn't take more than day to fix a normal size roof. I did mine in a couple of hour when I bought the property in the auction that put people of buying it but it's easy when you know how but you have to bear in mind that the roof once settled will not go back into the correct position and you can only strenghten it to stop it bending further if that make sense. !
