Toilet advice

Hi,

Just noticed my toilet is leaking slightly from the underside of the join to the soil pipe. My plan is to drain the water, and remove the bowl from the soil pipe thus being able to investigate.

I expect the toilet is the original one when the house was built 15 yrs Ok so may be a tad tricky to remove. Any advice on how to carry out this operation would be appreciated.

I don't know if the black seal is removable from the soil pipe so it could simply be replaced. No idea why it suddenly started leaking.

Whole job may turn out tricky.tho` if you`ve another WC. in the house........Anyways a small weep should respond to a drop of Fernox LSX ;)
