Have recently moved into house where there is a big urine stain in chipboard flooring around WC.

The smell is the problem - any ideas on how to remove the smell without replacing the floor?

you could try bleach, but chip board does not take kindly to any liquids

I was wondering if you can get away with using unibond or paint to seal the chipboard which might stop the smell vapour.

I had same problem here when I first bought this house.
NOTHING works. Replace the floor with proper t&g flooring.
Problem solved.

A bit extreem Gees. I had the same prob 2 yrs ago, a repossesion where the previous owners left 2 dogs and 3 cats locked in the house and done a runner. Forgeting the damage they caused trying to get out the smell was unbeieveable. Mopping the floorboard with bleach and water and give the skirtings etc a coat of gloss will get rid of the stench in the room
