    Sorry, the title is misleading. It’s a second floor flat. Not sure why I went with ‘high rise’, just wanted to highlight access is a pain. Wall fan should be fine at the height I’m talking about and we own the flat so no landlord to go to. Thanks for the reply.

    Yes, from the leak at the ceiling, the side by the external wall (of course). But evidence of damp in the bathroom (with external wall) and the bedroom adjacent.

    No. Copings didn't come off. The old roof was felt and in bad shape. But I think this new EPDM job is ok which is making me think copings.     I don’t think so. The rest of the roof has new EPDM covering on. My initial thought was that detailing around this pipe might be at fault but also looks to be in good shape.

    Insulation at rafter level ends at the dwarf wall. Then out to the eaves it is uninsulated cold boarded out storage space. So the mineral wall at joist levels is to insulate first floor rooms.
