Thanks for your replies. I'm not keen on climbing all over the roof to be honest. Would soffit vents help to alleviate the problem or should I look towards getting a roofer in if ridge or tile vents are needed? Was trying to avoid the cost!

I have a mixture of both. The condensation forms on the frame and the window. I do have some of that 'black nasty' in a few corners here & there but it's not too drastic. How can I address ventilation?
My windows are old aluminium ones and I get really bad condensation in the winter. If I had them replaced with new should I expect to eliminate it, or would it still occur albeit hopefully not as badly?
When there is heavy rain I have water dripping through my ceiling in one place above my stairs. As far as i'm aware there are no pipes in that part of the loft, and it only happens when it rains. Unfortunately due to the location of the leak I cannot see anything in the loft. I have looked at...
OK. One is about 2 feet above ground level. Another is about 6 ft above ground level. Another is just below the guttering. The blokes who did the walls said they should be sealed up. I think they just missed one, but I presume then, the placings of the vents are important..
Thanks for the reply. They are bricks within the outer wall about 6" x 6". They look a bit like a 'grid' or waffle if you like! They were not filled in before the insulation was done. No gas fires.
I recently had cavity wall insulation installed and have noticed that they filled in all the air-bricks with silicone sealant apart from one. Should I fill it in or has it been left open for a reason?
Finally got around to replacing the actuator and the heating is working again. Not only did you save me a fortune but i've learnt something about central heating into the bargain. Many thanks once again DH, I owe you a drink! :D
