    So have you actually changed the 3 port valve body? Or just the actuator? If your valve is passing then your hot water is going to get as hot as your rads, around 70c or higher.

    Electrical cable too near a gas pipe was classed as Not to current standards, aka not a safety hazard at this time. Now they've got rid of NTCS...I wouldn't loose sleep over it and I wouldn't class it as At risk.

    They will have covered it before because BG replace parts that are sludged/scaled once, after you are told that it won't be replace again unless you take necessary action/preventatives e.g powerflush / magna clean. Contracts can easily pay for themselves if you've got a problematic boiler!

    It's a circulation problem. Unless you have 2 separate heating zones (upstairs and downstairs) then it could be a zone valve not opening. If not, change the pump :D

    Ah misread steam for stream. Holding means that the valves are actually working and stopping water flow. You don't need to drain the system if your valves work, but them being 30 years old I wouldn't count on them doing their job. Also, being able to move the spindle with a screwdriver only...

    Because it sounds like you're pump is starting to seize after 30 odd years. If the pump can't move freely enough it's going to get very hot. Especially that you said some steam came out. Its my day to day job getting heating up and running, pump would be in my mind before getting in the house...

    If your boiler is working fine on CH, then yes you 95% have a blocked plate heat exchanger. You can sonic clean them or replace it. Also get a magna cleaner on the return to the boiler to stop/slow it happening again. But its not a diy job
