    Thanks for all the useful suggestions. I have decided to take Old Salt and StephenStephen's advice and replace the overflow with a water butt hose connector if I can find where to buy one ! Then connect a hose to it, run it down to a flower bed and connect the hose to a soaker hose.

    Thanks Tigercubrider. The neighbour says no ! The running outlet is 6.5cm wide from which the downpipe, also 6.5cm wide is fitted so it wont take a narrower pipe for a tap. I haven't see a ballcock which would shut off a 6.5cm wide supply coming from above the ball cock. Perhaps you would...

    Another small combi is an interesting idea ... does UV for rest mean the small combi would supply hot water for the bathroom basins and shower ? Would the heating engineer disconnect the current combi from the hot water pipes so it would never fire up for hot water ?

    Thanks Mottie, as a layman I didn't realise that the filling loops could be located in a more convenient location. Also a system boiler in the same location and an immersion heater in the airing cupboard seems a jolly sensible solution.
