    Thanks for the replies chaps. Staggered joist? I've just been trhough and located all the joists and marked their locations on the walls. The electrical cable is already above the existing ceiling so I'm good to go. Off to the timber yard :)

    Today I'm tackling the ceiling in our bedroom. The plaster is quite cracked and where an electrician about 20 years ago has done a crappy job it is sagging off the lath. Over most of the ceiling the cracks could be filled (probably to reappear again later on) but the area around the long hole...

    I would think you will need to submit a building warrant application because one of the kitchens will need to be removed and the room used for another purpose. A change of use of a room requires a building warrant.

    I need some of these also. I have a wall hung sink and I need a pair of monobloc connectors at least 500mm long to go right through the wall to connect to the pipework behind.

    Theyve done the same in another room. There are two radiators on the wall and a joist runs directly below, in line with them both. They have cut about 80mm deep away for each of the 4 pipes to feed the rads, leaving about 10 - 20mm of the original joist top intact. Luckily this joist will not be...

    They've gone 80mm down because the 50mm waste that the condensate connects to runs down the side of the joist, so they have cut the joist to make space for a tee in the 50mm. Its not the first thing they've done wrong to be honest.

    I think building control would probably send an inspector. I'm more annoyed that this could have been avoided if they had bothered to read the drawing. So I assume that it is their responsibility to put this right, ie; reinforce the joist and run the condensate where it should be?

    We have an old victorian tenement flat and are in the middle of having out flat renovated and at the moment the plumbers are in. I prepared the building warrant drawing and got the building warrant myself, and when the plumbers started work I gave them several copies of the drawing and hung one...

    Roller it with anything you like, or brush it. Remember that the paint you see will be the surface thats stuck to the glass, so a smooth finish on the exterior is not important.

    If you are talking about painting the back of the tank exterior, I usually just mask off the area and spray with a rattle can of matt black from halfords. Works a treat as long as the glass is clean before applying.

    Kitchen extract fan into chimney?

    Its a first floor flat in a 4 storey block. The chimney being there would be handy if it could be used but I have also identified an interior route to the external wall that wouldnt be too noticeable. Lining the chimney would be a bit too pricy I think.

    Hi all, I am planning to move the kitchen to a room which has no external walls. The room does have a disused, boarded up fireplace. Can I mount the mandatory kitchen extract fan to exhaust into the chimney? Thanks
