    whats 'overfiring' - calling for heat too often? We have a wireless stat (in the lounge) and the temp seeems very stable. All rads seem hot so I assume heat can be lost quickly if needed?

    OP here - looked on the NGS map (thanks for the link) and its a borehole from a nearby construction project c 20 years ago. No idea wha the other manhole/ valve assembly is though. Underground tank is the best anyone locally can come up with, but no remaining sign of any pipework!

    One solved - 35 metres of pipe later theres a branded valve on the end of the white pipe - seemingly its for water sampling. Theres some 'inrastructure' nearby that maybe needed it as part of its planning maybe. The other manhole with the mystery valve assembly - still a mystery!
