Have left the system with cal-chem inhibitor / cleaner in and will see if the situation improves beyond the flow pipe getting hot. Will address after the holidays to save the turmoil of lifting floorboards etc.

Hi all, I am draining out the x800 today and have an observation. I am using the tf1 to drain the system and if I close the flow valve or the return valve on the offending radiator then the system stops draining. Does that indicate anything?

Will go to local plumbing shop and pick up 1/2 inch bsp to 15mm Bush adapter and hopefully when I undo the compression I can clear the poor flow with the bucket tester.

Just about viable at current rate which is below market rate. All electrics signed off and LL licence (sorry I mean tax) in place. Prefer to keep tenant rather than bring inline with market rate as better the devil you know.

@Madrab just tried my cheapo bucket tester and it seems to work OK. When I connect it to the system do I need to isolate the system/other radiators? Obviously I can shut lockshields / thermostatic rad valves can also shut off the pump valves if required? Do I need to do anything in the loft...

@Madrab left some x800 on the rest of the system and drained that out today. Filled up with water only and shut all other radiators off and got some flow now so radiator now gets warm. My bucket tester hasn't arrived so plan now is more x800 introduced into bathroom rad and let that circulate...

I also wonder if someone has been stupid and put a ballofix under the floor seeing that the drain cleaning tape would not go very far

OK I even tried to stick a steel drain cleaning tape down the open radiator pipe and only made it 5cm or so that was a fail. Would have expected the tape to have gone around any immediate bends under the floor as it is very flexible and thin. So maybe it is very local to the radiator.

Can get a cheap bucket tester from ebay for 17.99 or do you think be better to start cutting pipes?
