    I took off the woodchip paper and the ceiling is in surprisingly good condition, apart from some cracks, caused by movement of the rafters. This looks to be from some time ago and stable. I'm wondering what chance there is of sanding out these cracks. Any ideas anybody? Worth trying I think...

    Sound Proofing a room.

    At the time I wanted to sell the place and decided that if I made a formal complaint, this would have to be disclosed or at least likely to come up in local authority searches. Don't know if this is true, but decided it wasn't worth the hassle.

    Dampness at top of chimney breast

    I am now £280+VAT poorer but so far the leak seems to have been mended. He replaced a few tiles and replaced soakers with lead ones, the old ones were appatrently zinc and only every third tile. I have no idea what any of this means but at least the leak seems to have gone!
