    Hi, No, no separate timer, the danfoss was the thermostat and programmable timer. As for the cable, why would I need 4 core plus earth? The hive receiver doesn't need an earth.

    Thanks for that Woody, so would the best solution be to cut the joint end off the drain pipe and fit one of those rubber collar type joints with stainless jubilee clips between it and the gully outlet then?

    Hi John, yes, there is no dispute on the leaking joint, it's leaking at the joint between the drain pipe and the gully pot outlet and all of the things you suggested have happened.

    Yeah, I worked out that a 14mm socket on a 1/4" drive manages to fit down the tube just nice, but trying to loosen it with a strong arm bar it felt like I'd bust the cover before it came loose. So its a new valve cover, new gland and ally washer for the gland then? Cheers Dan
