    Yes, the plan "c" diagrams and components on the web seem to fit with what I have. I've also found the boiler has two sets of pipes which fits with the pictures I'm seeing. Thanks for identifying that picasso.

    The bottom but only one. - and it has a lever on the top. I would have expected that to be on the heating side rather than water so that the heating flow is isolated when water only is used. - if I'm understanding what the unit does.

    Thanks All for your help. I'm happy to live with this now that I know it's normal. A sump pump may be useful (I have one in the back garden and it performs very well) and increasing the air bricks is a great idea too. cheers Beany

    Yes the builder was meaning a concrete oversite just to fill above the water table. But I'd rather manage it as and when.
