Makita track saw - plunge action gone stiff

I have a Makita track saw (SP6000K1) which is now about 2.5 years old - I have been very happy with it and it's been pretty much flawless. Sand-cement-lime

Lately the sand available locally seems to me to be a bit 'raw' - adding plasticiser doesn't seem to help much as it just seems to soften it almost making it sloppy and it seems to have no body. Would adding lime help? does a 6:1:1 mix go as hard as a standard sand/cement bricklaying mortar?
