Lead gulley leaks when heavy snow thaws

Below the valley is bricks all the way to the cellar. Any heating from below is likely to make the problem worse by melting the snow either side.

Lead gulley leaks when heavy snow thaws

Nige F 1 quisquose 0  I'm thinking something in the lower third of the gulley, down the slope into the gutters, to move the snow ice from there so the thawed water can shift in the right direction. But what, and where from?

Lead gulley leaks when heavy snow thaws

"Ha, ha ... so you thought you'd fixed it did you ... you thought last weekend's sprinkle was enough to test your bodge did you? Mehawahhh!" So there I was with my buckets in the middle of last night, collecting the water dripping through the ceiling, when I realised that my optimism of a few...

    Guttering/Ladders

I was just going to say what joe-90 just said. Cleaning gutters without a stand off might be impossible at worst, but will make it much easier and safer at best. My house has wide soffits, so it would be impossible without. One of the best £20 I've spent.

Lead gulley leaks when heavy snow thaws

All the snow's gone ... and no water ingress this time. :) My guess is that datarebal was correct with his theory, and just putting a bit of flashing tape on the join stopped the water from tracking back. Thinking about a permanent solution now, if I ever get around to it.

Lead gulley leaks when heavy snow thaws

Thanks for that. It's certainly a very plausible theory, and the one I am working on at the moment and I have taken temporary measures against. It would explain why the problem only appears after heavy snow, when it is sat on the flat bit, or water is running onto the flat bit before hitting...

Lead gulley leaks when heavy snow thaws

There's no evidence of condensation at all.

Lead gulley leaks when heavy snow thaws

Okay, with snow predicted for today I thought I'd better get out there yesterday and lift a few slates. Here are some piccies. The first picture is as soon as I got out there. The plastic tie was pushed out from the attic to mark where the water is getting in. The second picture is...

Lead gulley leaks when heavy snow thaws

Thanks for the comments noseall, very useful. I think I'll have a look out there sooner rather than later and lift some tiles. The access onto there is quite easy, and there's no mortar under the tiles. It's a shame that the problem only appears during heavy snow, and everything is fine in...

Lead gulley leaks when heavy snow thaws

This is the conclusion I am coming to. You can see far more in the dark with a powerful torch than you can during the day. A job for a nice day methinks.

Lead gulley leaks when heavy snow thaws

There's no eaves tiles then, as you can just make out from the 4th photo posted up. Could that be the problem?

Lead gulley leaks when heavy snow thaws

I have thought about snow boards. The house used to have them all around the house, the rusty brackets are still there, but previous owners removed them. I wish they hadn't because the snow slipping off the roof took a length of plastic gutters with it last year. Anyway, as for eave tiles I...

Lead gulley leaks when heavy snow thaws

I have to remind myself that I actually watched the guy at work, and fed him cups of tea. He was about 65 years old, and been a plumber all his life. He fetched out the perished lead that was installed in 1933. It came out in just two huge pieces, there was only one step, and the lead was nailed...
