    new build issue

No proposal with regards to that yet, but it was one of my questions. On different note, i expected some kind of manager to at least call me and say sorry but no such lack. Back to gully I just wanted to know general opinion whether it is reasonable? downgrade? attempt from builder to fob me...

    new build issue

Quick question, although it is not yet official, the builder proposal is to install outside gully and i that way reconnect the drains. I am a bit dubious about it as firstly it will spoil the look of the property, secondly they will have to go through wall to get the pipe out and i will still be...

    new build issue

I decided to take more formal route. Composed email to Customer service Manager and Customer service stating that before any work commencing i want to discuss the issue. I raised few concerns such as, whether breaking through my foundations wont affect structural integrity of the building...

    new build issue

What they said is that they will have to excavate, break through foundation and connect the drain. Question is whether it is wise to let them do it without raising it first to the management and demand putting other things in place.

According to section 2.59 and 2.60 Part H Building Regulation it is something that should be done. Question remains, should I let site people to attempt to sort it out or should I escalate it?

    new build issue

Bit of advise, site people coming tomorrow to try and sort it but my issue is as follows. According building regulations this should be air or water tested before completion certificate has been issued which obviously didnt happen. I feel like i should go via home office and make it official...

    new build issue

My other concern is at the moment that if they have to excavate and go through the foundation to get to the pipe, will that affect my foundation. Site manager claims that as it is block and beam foundation it wont be an issue but tbh i have absolutely no faith in them.

quick update, had a site manager poping in, opened all the manholes, let the sink run and no joy. Possibly the pipe got disconnected or wasnt connected at all. Groundworkers coming tomorrow with prodes and will be trying to figure out what happened.

Again guys thanks for all the advise. Much appreciated. It all becomes to be such a ball ache. New builds advertised as modern, energy efficient etc. They should be done for misrepresentation with the amount of shabby workmanship.

    new build issue

Thank you all for the responses. I wont be able to lift the floor, it is concrete not wooden. The smell itself it seems to me to be a ''kitchen'' one if you know what i mean, pile of dirty dishes springs to mind. The air bricks itself are above floor level but to my understanding they are...

Hi Ken and thanks for your input. The house is 10 months old and i have already reported all of it to the builder and will have contractors coming to investigate. The sole purpose of my thread is to reach out and get as much info as i can in order to make sure that they wont be able to fob me...
