Victorian terrace - party wall cracking should I pull out of the sale ?

Sadly with the stamp duty deadline approaching, it's now a case of us staying where we are and cancelling the moves completely. Haven't got the emotional energy to go through this again and find another buyer for our place. Thanks for all your advice though I really am grateful.

We bought this intending to renovate it, do a side return and eventually the loft. This is why the state of the house outside of the structural issues isn't that big of a concern for us as we accounted for these costs. But like you said, building insurance, future structural related work and...

Victorian terrace - party wall cracking should I pull out of the sale ?

Sorry. I didn't mean to ignore this as I'm certainly not a cash buyer. However I wanted to wait to a) speak to the surveyor and b) establish a more concrete answer to the issues before bothering to contact the mortgage company as we wouldn't proceed with something that has mortgage issues...

Would a cctv of underneath be able to conclude anything with a degree of certainty ?

Checked this. There was a high explosive dropped on another street roughly 40m away. Is that close enough to have an impact ?

Thanks. I'll ring some insurance companies today. Just so I'm careful with the wording, should I just say there are currently cracks and we are uncertain if they are historical or progressive? I dont want to give wrong information and no report has confirmed so far that this is progressive. Thanks

Victorian terrace - party wall cracking should I pull out of the sale ?

Thanks. Im almost certain we are walking away however I want to be sure. I've spoken to several structural engineers and there seems to be a lack of absolute consensus without longitudinal monitoring. They also did say that it being in London normalises cracks a bit more (if historical). And...

I'll ask but I worry they'll answer in the context of this rather than honesty. I did find an old rightmove listing from 2015 (they purchased in 2016) and it looks like it's not been touched by the current owners in terms of decoration.

Walls leaning outwards I'm guessing isn't good ? Regarding the roof, the report states: "There is evidence of undulation to the front pitch of the roof, however we believe this to be historical"

Just wanted to provide an update. Spoke to the structural engineer that was commissioned for them and asked about the discrepancy in the crack sizes. He stated that the 4mm measurement was lower down the loft and he couldn't measure higher due to limited access. He also mentioned that the...

Victorian terrace - party wall cracking should I pull out of the sale ?

Definitely going to involve a structural engineer. Though we are close to the stamp duty deadline so I can't imagine any works can be remedied if we want to save ££££ on stamp duty. Would only buy based on a large decrease. Sadly I can't imagine them being willing to sell for 100k below purely...

Victorian terrace - party wall cracking should I pull out of the sale ?

Was afraid to hear this but assumed it would be the case. We might consider a substantial drop. Definitely upset regarding their failure to disclose this as they actually commissioned the engineer in response to a previous buyer having the same concerns. Before this happened they said the buyer...

Thanks for the response woody. Do you think it's worth me attaching the report here after stripping out personal info? Or maybe via private message? I feel like I'm a bit out of depth trying to explain the contents of it.

Victorian terrace - party wall cracking should I pull out of the sale ?

Hey Woody, There was quite a few different issues that were raised which include: None of the doors close properly "There is evidence of bowing to the ceiling at the time of the inspection. The ceiling was secure however this movement is likely to be subject to the movement to the right-hand...

Victorian terrace - party wall cracking should I pull out of the sale ?

Just compared the two reports again. Structural engineer report they commissioned: Vertical 4-5mm wide crack was noticed in the party wall between (no's 14 & 16). The crack was noted near the cross wall dividing the rear outrigger and main house. However my...

Victorian terrace - party wall cracking should I pull out of the sale ?

Great point. The surveyor I hired might have measured the gap and the sellers had their structural engineer look at it 5 months ago. Is that long enough of a gap to measure any increases in crack size ?

Victorian terrace - party wall cracking should I pull out of the sale ?

The images I uploaded in my OP was part of a building survey (or full structural survey). It was from a surveyor not a structural engineer. This is why I'm trying to investigate this further

So do you think it's even worth me asking if they'd pay for an independent engineer to come and assess it and the long term implications? I'm also confused because the neighbour with the party wall of issue has just completely refurbished their home including a full loft extension. Could this...

Victorian terrace - party wall cracking should I pull out of the sale ?

Hi all, wanted to get some more thoughts on this issue. The structural engineer they commissioned to take a look at the cracks before we found the house stated the following: "The vertical cracking noted in the rear loft appears to be historical and recommended to be repaired...
