    Thanks for your comment, can I ask why you wouldn’t replace? I’ve had a couple of roofers tell me ‘they’re well past their life’ or ‘they have seen their last day’!

    Thanks, again I’ve had mixed opinions but 2 out of 4 quotes have said to replace tiles. My cousin thought they were a Belgium tile if that gives any more clues? The chimney stack has 3 pots on so looking to get these capped too. Edit- meant to ask - are they ‘capped’ with a chimney cowling?

    Any thoughts on reusing existing tiles and replacing any damaged ones with reclaimed? Spoken to downstairs neighbour and looking like we are going to go for the full roof relay as all the repairs were adding up! Seems to be around £8k reusing tiles/ £13k new clay tiles so quite a difference...

    I bought it in Oct. Survey said the roof was fine so have learnt a lesson there! I checked with council today and they said it would have to as more than 25% of roof structure and not wanting to spend this much money for a non-compliant roof…

    Just had a quote through to redo the felt and batten, replace broken tiles, lead work, parapet repair, re-render main and annex chimney. It’s looking around the 8k mark. Any thoughts? They are saying also no building regs needed for relay and repairs, is that right? Thanks again for help!

    Hi all, Recently bought a flat in a converted Victorian terrace. Issues with damp coming from parapet walls/ chimney stack. Had a few roofers out to quote but no consistency- some saying leadwork/ rendering to parapets/ chimney stacks (2), some full roof replacement! Also worth mentioning...
