    conservatory piled foundations

I am having trouble finding an engineer. I have got a quote for the trenchfill founds of £4500 inc VAT but that also included building the base wall, firewall and concrete floor. BC won't accept trenchfill though. once I find and engineer I can see if raft or piled is best.

    conservatory piled foundations

I've been quoted £3500 inc VAT for 9 mini piles and concrete beams for the foundations of my conservatory. Does that seem ok? These piles still seem a bit over kill for a conservatory though ...

    conservatory piled foundations

a basic trenchfill type width 400mm depth 450mm one brick course below ground and 5 on top for a single skin wall. It has glass to ground panels so this isn't a dwarf wall just a slightly large base wall. The 3rd side is a cavity wall firewall on neighbours boundary and I specified slighly...

    conservatory piled foundations

Thanks static. It all looks a bit overkill (expensive) for a conservatory :-( Raft sounds better, any pointers as to who/how I test the soil to see what loading it can take?

    conservatory piled foundations

Thanks. Yes it is the expense I'm worried about as this was supposed to be a cheap DIY job! What is a mini pile system? I will need to read up about raft foundations but would that mean I would need to dig 2.6m depth over the whole area of the conservatory? The other option I was now...

    conservatory piled foundations

Hi, I've nearly got my conservatory plans approved by BCO but they don't like my plans for basic foundations as it turns out that my house was build on made up ground and has 'reinforced concrete strip foundations spanning between vibro compacted stone columns'. I am not entirely sure what...

    air bricks venting into conservatory

Cavity is not that deep, 3 bricks up then airbricks. I think the DPC is at tthe level of the airbricks so couldn't move them down without them being below the DPC. Does anyone know of a supplier that does two brick high telescopic vents?

    air bricks venting into conservatory

Isn't that designed to vent the bricks higher than where they are positioned ? Also my airbricks are two bricks high that looks only one brick high. The dpc is 2 bricks from ground level and the airbricks 1 brick above this and two bricks high. I wanted my conservatory floor to be 3 bricks...

    air bricks venting into conservatory

In Scotland and 1 metre from boundary so firewall and consequently building control :-( I would be enclosing 4 air bricks, and its a pretty small house so no space for more on back wall. Didn't think of putting them in other walls will run that past building control and see what they think...

    air bricks venting into conservatory

I am planning on building a conservatory onto the back of my house. The conservatory will have a concrete base and the floor level will be below the existing air bricks that vent from under the kitchen suspended wooden floor. Building control has said that air bricks cannot vent into a...

conservatory firewall - width of foundations

Apparantly all he wanted was the foundations to be wider i.e 150mm at each side of wall.

conservatory firewall - width of foundations

Thanks. From looking on internet I too am confused as it talks about joists too and my conservatory won't have joists since I want a concrete base. Having a meeting with building control on Thursday so will as then and report back.

conservatory firewall - width of foundations

I'm planning on building a conservatory on the back of my house, i am in Scotland and the rules are that if the conservatory wall is within 1 metre of a boundary it must be a firewall. I submitted my plans with a firewall of 250mm (cavity wall) and foundations of 450 mm wide. (This leaves 100mm...
