Add second storey to side extension

Hi there,

we are on a corner plot and I am hoping to add a bedroom directly on top of our side extension which houses the kitchen (external 4.3m x 3.8m).

I know I will need pp for this and aim go get some builders around soon to have a look.

Seems like it would be pretty straightforward but just trying to get my head around how the rooflines would work. Could I just raise and use the gable roof of the extension and incorporate this into the hip roof of the main house? Or would I need a new roof entirely?

Any advice on this would be appreciated

You'll be better off by partially reroofing so the extension roof becomes part of the main roof. It'll look better and avoid nightmares with a box gutter in the middle.

Whist you could normally reuse the trusses and form the connection traditionally, the problem will be how to deal with the increased wall thickness which will throw the ceiling, eaves or soffit out of alignment.
 
Since the extension wall is flush with the house wall, you probably have to run the main roof across at the same pitch.

if you try a different pitch you will have a dogs dinner.

Im not sure how planning officers might consider “additions to be subservient” in this situation. I suppose the extension could have a hipped roof and a box gutter dividing.

Thanks Notch. Extension is flush at back of house and set back about 3m at front. Pitch is same for both roofs (at least to my eye)

my apologies I didnt look closely at the images and hadnt noticed I was looking at the back not the front


you could extend the rear roof across the extension finishing to a hip or gable

have a central ridge on the extension and run into the house roof -with a valley running down the house roof to meet the abutment of extension which youve mentioned is 3 metres back from house

Thanks again Notch. I think I (kind of) know what you mean. Any chance you could find a quick google image showing similar?

Yes that's what he means. The whole extension would look better with a hip end anyway and the planners would probably prefer that too.
