Hi we recently moved into a home only a few months ago which has a side and rear ground floor extension. The extension with it's roof was carried out about ten years ago. A couple of weeks ago we noticed damp patches forming near the skylights and on closer inspection of the ceiling we can see areas of damp patches which may be old or new we are not too sure.

Long story short we had multiple roofers (all from checkatrade with good reviews) come inspect the roof to see what the issue was. Most of them put it down to the low pitch of the roof. There are also other issues such as lead flashing not being sealed well/gaps and breakages. But here is where it gets confusing. Currently the tiles on the roof are Redland regent tiles. Most of the roofers immediately said this was the wrong type of tile to use for this pitch which I believe was about 13degrees. One roofer said this was the correct tile. One roofer said to change to centurion tiles. Most of the roofers said to forget tiles and change to felt. One said fibreglass. Some of the roofers said they could try a repair just by sealing the leadwork and pointing the velux windows with cement but then other roofers said this wouldn't be enough. Some roofers said the skylights themselves (apparently 11degs) need changing as not suitable for the pitch and others said its fine or can be repositioned/new flashing. I am honestly so confused and with the cost being anywhere from £4k-£8k for changing the roof (or alternatively about £500 for the 'repair') I don't know what to do? Any advice or suggestions welcome. Personally I prefer the look of tiles over felt etc but at the end of the day I just want something that is going to work and be best overall.

First , regents are fine at 13 degrees...provided they have the correct head lap for that pitch .

If you can measure the bottom of one tile to the bottom of the next tile and post here.

The lead flashings are very poor and could let in

Velux are below the recommended minimum.
They do a low pitch version .
