Ball park basement conversion

I might put in an offer for a house tomorrow but it has a huge basement, which is intimidating as i know nothing about them. Is it an asset or a curse? My wife is convinced it would suck all the heat out of the house.

Anyways, a bit of research and with doing the prep work DIY before getting in a plasterer I'm thinking it requires tanking and then boarding with insulation foam board (100mm thick) - so £6,000? Am i way out?

340 cost for floor insulation
plus cost for spray foam 60
500 for the wall foam boards
350 plasterboard
Laths for boards 80
screws 20
bitumen 80
plasterer for skim
Plus flooring 2400

Measurements attached. its about 7.5" high.

Upon further investigation this seems to be a bigger undertaking than I'd thought! I won't be buying the house
