We have a Baxi 105e instant combi boiler fitted in our flat which was there when we moved in back in 2007. Over the past few weeks the shower has been getting increasingly less hot /warm. It is a thermostatic mixer. Previously the shower was hot on just past the central temp setting, however now it is just usable with the temp at its highest.
The instant 'preheat' feature of the boiler still works so the first few seconds of both the kitchen and bathroom tap and shower are scalding hot, but then the temp slowly drops. When the cold water is running (ie toilet flushed or cold tap on in bathroom or kitchen) the shower temp rises to hotter but not HOT as it was previously.
With the boiler set to supply both DHW and central heating (and the central heating being demanded by the thermostat ie heating is on), when the hot taps or shower is turned on, the heating light on the boiler panel is distinguished. It returns again about 30 seconds after the hot water is not being demanded (taps or shower off) and the preheat has finished.
The shower and tap temperatures are no different with the boiler set to either 'DHW & heating' or just 'DHW'. There is also no difference whether the 'preheat' is turned on or off.
Initially I thought this was a fault with the shower cartridge and have replaced it with no difference.
The pressure is consistent throughout and within recommended range. The boiler had an additional expansion vessel fitted approx 3 and a half years ago and we've had no problems since.
Does anyone have any suggestions as to what the problem might be and how it could be fixed? I'm pretty stuck with a wife and daughter complaining about there not being HOT HOT water to scald themselves with!
