I'm renovating a couple of flats in Harrogate and am paying a builder and his skilled hand £250 per day for both of them.

They are fitting T&G floor, creating new door openings, fitting lintels, plastering walls & ceiling etc.

Does this cost seem realistic ? - i prefer price per job personally so i know where i stand but this current aspect is very mixed so gone to the day rate.

Any advice greatly appreciated.

Mike.

Is that a total of £250 or £500?
If the latter it's a bit steep, if the former and they are good quality workers seems very fair.

Yes £250 for both in total. Seems they are not a million miles of on price, the key is am i getting 15hrs graft from them each day....very hard to monitor.

Hmm, Say one day they're fitting lintels,,, Once the lintels are in position and any brickwork cemented up, are there other jobs (away from the area near the lintels) they can be getting on with? If not,, it's time to pack up and go home till the next day. If they're plastering a room, once it's plastered, they can't do anything else in the room until the plaster has dried out. Just saying, like. Jobs can only progress at a certain rate, depending on what work is being done. I've turned up on sites before and the job's not been ready for me, simply because the last trade have only just finished their job, hours before. ;) ;)

Mikeyw, Can I have the contact details of your builder, I have some work he maybe interested in. Pm me please.

Excited

It depends what you mean by skilled. Around here properly skilled trades are about £150 a day. A bit more for sparks - if you can get one on day rate that is? But blokes that are just quite useful are a lot less. £120 for a really good one. £80 for a standard one. At the rate you quote - as others have said - you need to make sure they are fully occupied to get good value.

Jeds you have put around here 150 quid a day is normal round here without any reference to were round here is
