Purchased a new build flat and as usual built to minium standards.
We have had loads of problems.......

One question is

Is there a minimum distance between toilet seat and the wall mounted electric heater.

The distance is 2 1/2 inches so your thigh is against the heater when sat down, (health & safety).

Opposite neighbour complained and they put in a towel heater higher up, but at an additional cost!

So sat on the toilet getting a burnt thigh and the water dripping from the vent, oh joy.

Thanks

No standard rule for heater, but MI will have to be adhered to as always; see what they say.

It is without doubt a sloppy job. Chances are this has been done by subs on behalf of a contractor on behalf etc…
Get an independent specialist electrical inspector, one that only inspects and does not do repairs, to check the whole flat. Guestimate would be about 200 quid for the inspection.
I would be surprised if he finds fewer than a dozen failures which the vendor will all have to have repaired by registered sparky.
The inspection report will be valid for 10 years

Dripping pipe is defect, must be fixed under warranty.

Thanks bengasman

I could tell you the long tales of woe I have had with the chuckle brothers.

It is one of the major house builders suffice to say it's in the hands of the solictors.

Think I will find a darken room to go and lay down.

Sounds like a small bathroom would you by any chance when in the bath and be able to lean out touch any controls on the heater.
