when i go to see a house that has been on the market for a long time and has been drastically reduced in price it must be off putting for the sellers as they have no feedback as to why the viewers did not put an offer in,if i was selling my house it would be nice for the estate agent to pass on the comments why the viewers thought it was not right.
I think that way the seller could remedy the faults/problems,obviously location is something that cannot be fixed but interior decoration (magnolia paint would make it more easy on the eye)or just having a good tidy up.at the end of the day it would be at the estate agents advantage if they want the commision.any feedback to this subject would be advantageous. ;)

You pay the agent to sell the property, If he sends a viewer, then you should ask him ' did the viewer say why it wasnt for him'.
Most agents will tell you as long as they ask the viewer.
 
When I was looking for my new home recently, the estate agent arranged for me to view 8 properties in one day. At the end of the day, he asked me for feedback on all the properties I had viewed. At first I thought this was really good, as I absolutely loved a few of the properties that I had viewed, but I could only afford to buy one.

For one of the houses, I went to great lengths to explain,
I was looking for something with either 4 bedrooms or the potential to extend to get a fourth bedroom. I also need something that I can move into immediately but this vendor hasn't found a new property yet, so I'm concerned that we could end up getting involved in a chain. Which is something we haven't got the time for.
I would like to add, that the house, itself, was absolutely beautifuly presented and, If I had the time, and didn't need a fourth bedroom, this would have been my first choice.
The estate agent, sitting there with an entire blank page to write in the feedback just wrote "too small". :eek: I couldn't help but say to him, "well write it bigger then."
 
I think Estate Agents have had it easy over the last few years, with houses practically selling themselves and commissions practically doubling as a result of higher prices. Now that things aren't so easy, they have found that they have got out of the groove a bit, and forgotten how to sell.

When I was young, I used to do a letter round for a local Estate Agent, delvering house particulars to anyone interested (paid much better than the free papers) - When I moved last year, i must have registered an interest with 7 or 8 agents, and never once received any particulars in 6 months of searching.

My brother was selling a house recently, and one day a woman knocked (who they were expecting), just to say that she didn't like the area and wouldn't waste their time by coming in for a look round. The Estate Agent phoned them up later to say that the woman did not want the house - My brother then asked why, and the Estate Agent said that the bathroom was too small. A new agent was then appointed the next day.....

Selling houses, dead simple.

1) Move out into rented accommodation.
2) have all the house decorated in Magnolia,
3) Have a specialist company "dress" the house for you. i.e. expensive furniture, / white (stainless steel goods) all removable.
4) Clean up Garden if necessary / Park expensive / hired car outside

4 Wait for poor sap to pay over the odds.

Job done, done it 3 times now, always one born.....
 
when i sold my 1 bedroom flat down south we put it on the market on thurs,by saturday had 2 viewings and the 1st paid the asking price and the 2nd matched it.the estate agent then said it was up to us to make a decision on who's offer to accept :confused: we already had a vacant property up north to move into but still took 3 mths :eek: our buyers had their funds ready and were 1st time buyers,no chain and the estate agents still made £800 for 3 days work.sooooooooo stressful as had to start a new buisness up aswell when i got to my new house.just saw a 1/2 bedroom house on gmtv that was so slim you could touch both walls at the same time.and the price considering it was in west london.
