How much should this cost?

Hi

I have received some quotes for renovating a small box room after having great difficulty actually finding guys willing to come and see the job.

The quotes are more than I expected.
Id be grateful for any comments.

Small room, approx 10 feet by 6 feet.
To be insulated on one wall and ceiling and plasterboarded on top of this.
Plasterboarded on remaining 3 walls.
Skimmed etc after the above.
New skirting boards

6 halogens - lighting circuit already in place and sound.

New double glazed sash window approx 4 ft by 3 ft
(Have had quote of 750 for this alone).

Disposal of rubbish included but not decorating

Apart from the window I cant see the materials costing that much.
I also cant see more than 3-5 days of labour.
AmI missing anything?

Ive been quoted 5k by 2 seperate guys.

Whats a fair price?

Get more quotes if your not happy. Theres so much work around at the mo they can afford to pick and choose.
 
Do it yourself. You'll find all the info on here. I know the skimming is a specialist thing. It'd take one man one day to do that room. Maybe £200.

I was frustrated in that I have had difficulty in actually getting quotes and the 2 that I got seemed way over and above what I expected.

I am in Lancs, not Mayfair.

Admittedly Im not trade but I estimate this job to take3-5 days
Id guess at 1000 for materials including the window which leaves 4000 for labour for a weeks work max

200,000 a year????
Which made me wonder what I was missing here

A ridiculously high quote means they don't want to do it. Too small to be worth their while so they slap a markup on hoping you'll bite.

Get the materials in yourself, then employ a recommended handman or semi retired builder (an 'old boy'), offering your services as labourer.
Could save a fair bit.

You can get insulated plasterboard for the outer wall, but are the other walls so bad that they are in need of boarding out?
 
Hi Just renovating a third house.

A small room tidy up just is not of interest to a builder. Hence the prices.

Presuming you are resonably fit do majority of the job yourself.

If 3 walls are that bad, remove plaster and clear out the mess. A couple of hours work. Insulate 1 wall yourself

Window ( Sash makes it expensive ) should be around £500 to £600, unfortunately as you are having only one, this bulks up the labour.

Plasterer will fit plasterboard and skim the room in a day around £300 inc ceiling. I've done a 28ft by 10ft room for £550 cash. If you need a tradesman in Rochdale then let me know. ;)

Skirting board is cheap as chips. Around £15 for 2 lengths of 2.4M for MDF pre painted white or pine.

Total cost of room around £1200 plus decoration.
