Is my flat ashphalt roof nearly dead?

Hi all,

Please check these photos out of my 6x7m flat roof. I was told last summer that it would cost between £1500 or 2000 to have this replaced. (I think 2k buys 3 ply?)



Is my roof near the end? I'm getting quite a few leaks now upstairs. When I looked on the roof, most sealing seemed to be fine, but there is much rippling of the ashphalt and a few bubbles. Or should I just reseal the joins myself with a mastic ontop of the existing joins if there is still good life left in the ashphalt?

Also, I'm very tempted to go over the new roof with liquid rubber later (about £700) to seal it for another 15-20 years extra.

As Asphalt loses its oil content, it loses its ability to expand/contract. This is whats happened to yours. Liquid rubber is ****, try Cromapol for a cheap fix.
