leaking flat roof

hello i would like some advice a flat roof that is leaking where plywood under rubber covering . The plywood goes in under the main dwelling it has rotted away and their is a drip when it rains the damaged plywood is about 10"

Would be OK to replace the damage part of plywood and should the rubber go as far under the main dwelling as possible to protect the plywood or should the slates protect the plywood thanks tecman

Why did it leak in the first place - what is the cause?

You can see about 10" of water damaged ply but there may be more thats hidden from view.

What do you mean by: "going under the main dwelling"?
How do you know that its a "rubber covering"?

I guess that the reference to "slates" means the flat roof meets a sloping roof?
Its sometimes possible to change the pitch, and extend a pitched roof to cover a flat roof.

Without pics its difficult to advise.

FWIW: once you start bits and pieces repairs to roofs, esp flat roofs, then the finance train's in motion devouring your money all the way down.
