moving chimney/ fireplace on ground floor room

ok this sounds mad but bear with me. The chimney coves down from the roof, (semi detached and runs down the wall with the adjoining property) now on the first floor its in the centre of the house, ie inbetween the bathroom and the bedroom, but once it passes below the first floor it staggers into the kitchen /diner below. I want to remove the stagger so it just comes straight down.

the existing chimney with its stagger takes up half the room!!

can anyone pass any advice?

will this come under building regs? party wall agreement? and if i can support the chimney say just under the first floor and re build a chimney, dont they have to be designed in such a way? and lined etc..

we could have a 'show' fire installed in the chimney if it makes life easier.
