MY DAMP WALL

Is that on an externernal corner of the house? is so guttering may be fitted too short allowing rainwater to run down corner of wall soaking thru.

Yes it is the corner on a gable end, the gable end has no drain pipe, ill check the front to see if its over lapping.

The damp comes in 4inches above the vent

whats the hit/miss vent there for?
is it an old chimney breast?
i notice the vent in your pic is open, has it always been open ?or have you just opened it?
is there another vent anywhere else?

The vent was drilled in 3 years ago, no other vent in that room although it has an ajoining en-suite the has an extractor.

it has been closed for 4 months (though it was open but found out that it was not when we moved the wardrobe) it was no different when it was open

The chimney breast is in the left of the pic, where the rad is

Worth standing outside during the next down-pour [you shouldn't have to wait long] and see if the rain is cascading down the corner , if the guttering is short or too level the rain can overflow down the wall.

Posted this a long time ago now, but its all sorted, thanks for all the help, we stripped the wall back found so many layers of shiny vinyl wallpaper what was keeping all the air from getting to the wall, removed it all, re-plastered and repainted all sorted, been dry for nearly a year now with no marks at all

Thanks
