Permitted Development - what's possible?

Having ready the guidelines I am looking to better understand what we can achieve with the property below under PD.

Potentials options include:
Red: Rear 3m deep 2-storey extension replacing 1970's extension - is existing extension an issue?
Blue: Side extension
Green: Porch
Not shown: Utilise loft space (incl dormer). In larger properties is this unlikely to be possible due to the max 50m3? (e.g. if loft space is larger that 5mx5mx2m=fail?)

Grateful for some guidance on any of these. Many thanks.


[I don't anticipate issues with distance to boundaries or proportion of land used]

Looks OK, but keep the porch to max 3m² area.
The 50m³ limit applies to the enlargement of the roof, and does not include the volume of the existing roof.

Looks like blue and green (<3m2) are fine.

Red extension:
To confirm, swapping one extension for another is fine, and the red bit shouldn't get rejected for being a side extension (of existing extension).

Loft conversion:
Existing roof volume excluded so it is just the volume of the dormer, plus the additional volume of the new roof on the red extension that will count.

The dormer would be circa 4m3.
The new roof area would presumably include the additional volume generated by the red 2-storey extension? Thus 3x10x2 = 60m3.

So could worth doing the red extension first, then the loft conversion second, so that the red is considered existing?

And does the fact that the extension to the roof is likely to be more 50m2 rule out PD?

No.
It's unlikely to be more than 50m3. Can we see a section with some dimensions?
 
Surely the red two-story extension could be done under p.d., as long as it's not nearer than 2m to the boundary at the sides, and 7m to the rear boundary?
 
This is the floorplan. So about 12metres across the back.

My calc on the addition to the roof was 12m width, 3m extra front-to-back, 2m high = 72m3 (less a little for the hips). So over 50m3?

And I am still unsure whether the existing single storey addition precludes PD (by making it a side extension)

If the room on the left is a later extension, then you could not extend across the back of that, because it would be a wrap-round.

But the recent Hilton case puts a different slant on that, as it re-defines the meaning of 'the enlarged part of the dwellinghouse'.

Room on left is original. Does the room on the back right make the rear extension a rear+side extension. Or does a replacement extension trump any issues.
