Hi

Just looking at a house, built in 1988 with reclaimed bricks, but cement mortar not line. Also below the damp proof course.

At this time no spalling bricks on the house, but the retaining Garden wall built the same way has spilled so badly it needs rebuilding. With soil behind obviously.

My thoughts are why hasn't the house wall spalled and clearly I am concerned it could..

Thoughts?

The bricks in the house are protected by the dpc, soffits, heat from house etc and having a cavity so bricks have a better chance to breathe, garden walls will be wet a lot of the time so more chance of frost damage etc.
Had a contract years ago to rebuild blown brick walls (Weinerberger) and some houses had extensions or were built using the same bricks, not one was affected.
