Replacing mortar chimney flashing - best material?

I need to replace the crumbling mortar flashing around my chimney, as there is water ingress and the chimney breast in the roof space is damp.

What would be the best replacement flashing? House is a 1930s semi and chimney stack is shared with nextdoor neighbour.
