The property is a 1900's terrace. A first floor exterior wall goes over the porch at a diagonal. This diagonal wall sits ON two lengths of wooden beam, one for each layer of bricks. The problem is the wood has become rotten and needs replacing.

The lengths of wood in turn sit on the joists of the first floor, which in turn sit on an RSJ.

What is the best method for replacing these pieces of beam? Is best to replace with similar timber pieces or something else?

Thanks in advance.

Beams are labelled wood:

Probably best to replace, may be possible to use epoxy wood repair system.

Thanks for the answers.

From the inside, the right hand side of the beam is solid - but the left had side is very badly rotted. Therefore, I think replacement is probably the answer.

How much would prestressed concrete lintels cost? The beams are roughly 6x3" and 5 foot long. What are good suppliers?
