Hi everyone help very much appreciated
i have above boiler which is losing pressure i need to keep topping it up i have checked everywhere for leaks under floors both upstairs and down
but nothing, i have noticed that when the boiler is working the pressure gauge gradually creeps up is this the problem ? if so how do i remedy it
also sometimes i have seen water (not a great deal of it) under the boiler but there doesn't appear to be any leaks there??

Check the pressure relief pipe which sticks outsside, then see the FAQ on expansion vessels
 
Or it will be the heat exchanger failed. Quite common therefore suprisingly cheap to replace.

i have checked the pipe and it seems that there is some residue on the pipe looks like it has been dripping the pipe leads straight down from the boiler (it is in the garage) i guess the water has come from there

tested the expansion vessel nothing came out so i read the faq as suggested and recharged the vessel as per instructions, all seems to be now ok thanks for your help. :LOL:
