Does Party Wall Act Apply ?

Hi all,

We're rearranging the walls slightly on the top floor of our semi.

One thing we need to do is to knock down an internal wall which is supporting so need to put a lintle above.

BCO suggested double 6" by 2" timber - supported by internal wall on one side and joist hanger on other side. The joist hanger will need to be embedded into the party wall.

What do we need to do re. this. My understanding is that if the neighbours agree then we can just go ahead (but best to get this in writing) - or we could just not tell them ?

An alternative would be to leave a 6" stub to rest the lintle on - but this would be a bit odd in the landing - but would avoid any party wall issues ?

any opinions ?

A joist hanger is what ..... drilling a few holes to make a slot 50mm wide?

If you want to potentially incur surveyors fees of upward of £1200, then by all means serve a PW Notice on the neighbour.
